Lisa Roe, head of sales progression at Hat and Home sat down with The Bowler to talk about what her department does.
Hi, I’m Lisa, Head of Sales Progression at Hat and Home. You’ll find me beavering away in our local Wokingham office where I am based during the week.
I’m currently in charge of our property portfolio in Wokingham, Crowthorne and Bracknell. My job; to get you moved as quickly as possible, with minimal stress and provide an outstanding level of customer service along the way!
Always available, always happy to help and if I can, I’ll sprinkle a little stardust to prove moving can be a great experience.
So, what is it I actually do? From the point you’ve had an offer accepted the sales team will hand you over to me and its then my job to guide you through the process
of moving. I liaise with buyer, seller, solicitors and other agents if you’re involved in a chain.
You won’t ever be left wondering what’s going on as I’ll be in touch weekly to update you and confirm the next steps. Any questions, don’t understand something your solicitor has said or sent you – just ask me – with 20 years’ experience there’s nothing I haven’t dealt with!
I’m here to hold your hand through this process and whether it’s your first purchase, a relocation move or a probate sale, each client will be dealt with individually to suit their own personal needs.
My one piece of advice when moving, apart from instructing Hat and Home of course, is to allow us to assist in the selection of your mortgage broker, solicitor and surveyor.
After dealing with a wide variety of companies we have now built a great relationship with local firms who
we work alongside so as to make the process a little smoother. These companies have an amazing reputation within their own field and we wouldn’t trust anyone else to deal with our customers.
A solid mortgage broker can offer all our clients the best available rates and products on the market - a mortgage application can be a lengthy process and stressful at times, so let them do all the hard work.
They’ll have an official mortgage offer issued in no time and there’s no better update than to tell a seller that their buyer’s mortgage offer is in place and funds available to purchase.
I’d never really experienced solicitors until I started working in agency and it’s honestly a real minefield especially when it’s your first time purchasing a property!
“I’m here to hold your
hand through this process and whether it’s your first purchase, a relocation move or a probate sale.”
We have solicitors at the ready to quote you, guide you through the process and hopefully have you exchanged and completed within 52 days! I work closely with these firms and wouldn’t recommend them if they weren’t going to look after you and your legal needs.
Some solicitors out there will charge the earth, are seemingly never available, can be rude and make the moving process triple in time. Please listen to us when we say our solicitors are the best – they truly are!
When buying you’ll potentially require an independent survey – we advise this should be done and so will your solicitors.
Our surveyors at Sillence Hurn offer a free quote and advise on which survey suits your property purchase. You’ll be phoned on the day the survey takes place to verbally run through their findings and will then report to you formally within a week.
Moving home can and should be a fantastic experience and there’s no reason for it to be stressful as long as everyone is transparent and communicates.
