Since my last ‘Inspire’ article there have been a lot of changes. The main challenges we have faced surrounds Covid. How has this affected what we do as an agency?
We have invested more in presenting your property online which involves professional videography and a scripted voice over. This marketing technique provides our viewers with more information prior to booking an appointment. This has seen the company conversion rate for viewings to offers significantly improve, from an average of
1 in 8.5 to 1 in 6. That’s a 29.4% improvement on the basis that prospective applicants have more intel when deciding what properties they want to view. This means that the people we bring round to your property
are more motivated before they walk through the door, and so the process of selling or renting becomes more efficient and
less frustrating. The viewing feedbacks are also a lot more relevant and informative as people already have a good understanding of the sort of property they are coming to look round. This change has certainly improved our operation.
We are also expanding our network of offices to include Maidenhead which is another Crossrail location. This branch
is due to open in January 2022. Once the Elizabeth line is fully up and running, we see this as the catalyst for further demand

we currently cover within our network. Maidenhead will be another important location for us as we see more and more people move out of London to our
office locations across Berkshire, Buckinghamshire and Middlesex. Crossrail have committed to having the line fully open and operational by May 2023.
Since 2010, Maidenhead has seen a 51% increase in house prices. According to the Zoopla Price forecast, the Crossrail locations which Oakwood Estates cover are predicted to increase by an average of 19.1% from 2021 up until 2025. One of the reasons why house prices have continued to surge is that the pandemic has seen people spending a lot more time at home, which has caused the ‘race for space’ with buyers seeking larger homes and gardens, and that has increased demand in more rural locations.
