We are often asked “what exactly do you do?”
Our answer is that we offer a complete property service – as much or as little as is needed. Our clients are individuals, property investors and builders.
Our services are bespoke to you - because what seems easy to one person or family can be a simply overwhelming prospect to another.
SOURCING – this is variously described as a buying agency or search and acquisition agents, but essentially it all means the same - looking for a property with a specific criteria.
We are often asked “but surely bespoke property sourcing is for the very large properties”? Our answer to this - not at all. Our instructions range from finding a studio to five or six bedroom houses.
FINANCING - all property finance needs different knowledge skills. Owner occupiers financing their main home are referred to qualified FCA regulated mortgage specialists who can also advise on lifetime and equity release mortgage products. The Lemon Tree Company has long experience of financing for renovation and refurbishment, which often runs alongside our project management services.
PURCHASE STRUCTURES – an unusual subject but for investor purchasers and families looking at inheritance tax and protecting their future generations, advice from trusted accountants and tax advisers is key.

 “At Braithwait we are always looking for experts in other areas that are complimentary to our services and allow us to widen our offering to clients and add more value. One such area is general insurance, and we caught up with our selected ‘expert’ George Seatter from Vizion Private Clients and asked George for his views on the London property market.”
 Q: How does Vizion work?
A: It’s a similar model to a franchise, in that they provide me with the back office support to grow and build my own business in partnership with them. It’s quite tricky starting a new brokerage
and Vizion essentially de-risk the process and allow me to focus on doing what I do best, which is providing a first class personal service to clients and managing their insurance needs with the support of an excellent team that Vizion have recruited to help run the back office.
Q: What services do you provide, and why would a client use you rather than organising cover themselves?
A: My business looks after the personal insurance needs, so typically insurance for buildings, contents, fine art, valuables, cars and annual travel for most clients, and yachts and private aviation for a few. The majority of our clients trust us to understand their requirements and then secure the best priced portfolio of insurance for their needs.
They also expect us to be on hand to assist with any claims should the need arise. Insurance is a commodity purchase – but the necessary advice around this is the important part.
Q: How does insurance work around the purchase of a property?
A: Typically there is a need for buildings insurance to be in place from the point of exchange – so we often work with agents and solicitors to ensure that this
is handled in plenty of time and not left to the last minute, although I am quite happy to receive a call saying “we are exchanging today and need cover”.
Contents insurance tends to follow from completion of the purchase and we then often organise a home visit once the clients are settled to ensure that
the sums insured are correct. We don’t charge for this appraisal process and it’s another reason why clients would choose to work with us than with the majority of other brokers or indeed insurers direct.
